The majority of our projects start at the beginning with brief development and concept design through to the end where we administer the building contract to completion.
Concept Design and Feasibility
Our free initial consultation with the client is to establish the brief, to discuss the context and parameters of the project. Following this we take the opportunity to review the site, discuss initial sketch designs and costs and outline the project requirements which will normally include planning applications and building regulations approval. Once agreed we carry out a measured survey on which to base the design development.
Planning Process
Projects that include external changes, additional space or a change of use require planning permission. Historically significant buildings such as those that are Listed will require Listed Building Consent for all changes internally and externally.
We have a vast wealth of experience and are highly skilled in acquiring Planning and Listed building Consent in sensitive and sometimes difficult locations.
Our approach is to apply our knowledge and experience to carefully prepare, submit and negotiate all types of planning related consents.
Pre- Application Design development
The process begins with the development of the design to the clients wishes. The sketch scheme is then prepared for a pre-application advice, a service provided by the local authority to gain an understanding of the officer’s views on a project. This provides a foundation for the full planning application and is highly useful when dealing with contentious issues. It takes approximately four weeks for the council to return a response, during which time the required reports can be complied for full planning. Each project is different and each local authority is different which means the requirements for each application will be tailored to the project.
Full Planning
Full planning will take into account the feedback from planners and the input from consultants such as structural engineers, arboriculturists etc. These will be incorporated into the submission. The required reports will be dependent on the individual project particulars.

Interior Design
We provide luxury bespoke interior design schemes based on our client’s aspirations. We use space, light, texture and tone to create beautiful individual designs. The comfort of the client is paramount to our designs for their homes; we are inspired by elegance and simplicity and seek to deliver this in all our projects.
We can provide full interior design schemes including, architectural details (lighting systems, cinema installations, staircases, fireplaces, skirting, architraves, cornices, etc.) colour schemes, joinery packages including built-in furniture (dressing rooms, hidden storage, bedheads, wardrobes, bars) cabinetry (dressers, desks, bedside tables, coffee tables) Upholstered furniture (sofas and chairs), Room dressing (soft furnishing, curtains, blinds)


On Site: Project Management & Contract Administration
The construction phase package provides information necessary for the actual construction of the project, it includes drawings, priced schedules, specification of the design and the pre-commencement health and safety file. Once the contractor is appointed and a building contract is agreed we administer the building contract through to handover and conclusion of the construction process to ensure each project is completed to the highest of standards. Regular site meetings are carried out to ensure progress is in a timely manner and valuations of the work to ensure fair payment.
